1. Information We Collect

a) Information you provide directly

Account registration – name, email address, and password when you create an account.
Property listings – title, description, price, address, city, province, photos, and amenity details that landlords submit.
Messages – enquiries and replies exchanged between tenants and landlords through the platform.
Profile information – optional profile photo and contact details you choose to add.

b) Information collected automatically

Location data – with your permission, the mobile app accesses your approximate or precise location to help you find properties near you and to place property pins on the map. You can revoke this permission in your device settings at any time.
Device & usage data – IP address, device type, operating system, browser or app version, pages visited, and session timestamps, collected for security and analytics purposes.
Cookies & local storage – the website uses session cookies to keep you logged in and remember your preferences. No third-party advertising cookies are used.

c) Photos & media

The mobile app may request access to your camera or photo library solely to let you upload property images. Images are stored on our servers and are not shared with third parties except as described in Section 3.

2. How We Use Your Information

Create and manage your account.
Display property listings to prospective tenants.
Facilitate enquiries and communication between landlords and tenants.
Show properties on an interactive map based on location data.
Send transactional emails (e.g. password reset, enquiry notifications). We do not send marketing emails without your explicit consent.
Detect and prevent fraud, spam, and abuse.
Improve and maintain the Service.

3. Sharing of Information

We do not sell your personal data. We share information only in the following limited circumstances:

Other users – your name and contact details visible on a listing or enquiry are shared with the relevant landlord or tenant for the purpose of the rental transaction.
Service providers – we use Google Maps (Google LLC) to render maps. Google's use of data is governed by the Google Privacy Policy.
Legal requirements – we may disclose information if required by law or to protect the rights, property, or safety of our users or the public.

4. Data Retention

We retain your account data for as long as your account is active. You may request deletion of your account and associated personal data at any time by contacting us (see Section 9). Property listings you have deleted are removed from public view immediately; residual backup copies may persist for up to 30 days.

5. Security

Passwords are stored using one-way hashing (bcrypt). All data is transmitted over HTTPS. We implement reasonable technical and organisational measures to protect your information, but no method of transmission over the internet is 100% secure.

6. Children's Privacy

The Service is not directed at children under the age of 13. We do not knowingly collect personal information from children under 13. If you believe a child has provided us with personal information, please contact us and we will delete it promptly.

Depending on your jurisdiction, you may have the right to:

Access the personal data we hold about you.
Correct inaccurate data.
Request deletion of your data ("right to be forgotten").
Withdraw consent for location or camera access at any time via your device settings.

Listing Fee Policy

Effective: 31 May 2026

To maintain a high-quality, trustworthy marketplace, all property owners, landlords, and agents who wish to advertise or sell a property on ZedRents are required to pay a listing fee prior to their property going live on the platform. The listing fee structure is as follows:

1. Residential Properties (Houses, Bed-Sitters, Land, and Similar)

Properties listed for rent or sale — including houses, bed-sitters, and land — are subject to a listing fee equivalent to 10% of the property's advertised rental or sale price.

For rental properties, the listing fee is calculated as 10% of the monthly rental amount.
For properties listed for sale, the listing fee is calculated as 10% of the total sale price.
This fee is payable at the time of listing and is non-refundable once the listing goes live.

2. Boarding Houses and Lodges

Boarding houses and lodges are subject to a fixed monthly listing fee of ZMW 500 (Five Hundred Kwacha).

This fee is charged on a recurring monthly basis for as long as the listing remains active on the platform.
The fee is due at the beginning of each month and must be paid to keep the listing visible to users.
Failure to pay the monthly fee will result in temporary suspension of the listing until payment is received.

General Listing Conditions

All listings must contain accurate, up-to-date, and complete information about the property, including the correct location, price, size, and available amenities.
Every listing submitted on ZedRents is subject to a verification review by our team before it is published. Listings that do not meet our standards will be rejected and the submitter will be notified.
Property owners and agents must ensure they have the legal right to advertise or sell the property they are listing. Listing a property without the owner's consent or proper authorisation is strictly prohibited.
Listings must include clear and genuine photographs of the actual property being advertised. The use of stock images, photos of a different property, or digitally altered images to misrepresent the property is not allowed.
The advertised rental or sale price must be the true and final price. Hidden charges or fees not disclosed in the listing are not permitted.
Listings must not contain offensive, discriminatory, or inappropriate content of any kind. ZedRents promotes equal and fair access to housing for all.
Duplicate listings of the same property are not allowed. Each property may only be listed once at a time on the platform.
ZedRents reserves the right to remove any listing that violates platform guidelines or contains misleading information, without a refund of the listing fee.
Listing fees are subject to review and may be adjusted periodically. Users will be notified of any changes in advance.
Property owners and agents are responsible for keeping their listings current. Listings for properties that have already been rented or sold must be removed or marked as unavailable promptly.
ZedRents is not responsible for any disputes, damages, or losses arising from transactions between property owners and property seekers. All parties are encouraged to conduct due diligence before entering into any agreement.
By submitting a listing on ZedRents, the property owner or agent agrees to these terms and the platform's full Terms of Service.
